Check-In & Check-Out * Check-in: After 4:00 PM * Check-out: By 10:00 AM * Please return all keys to the designated location before departure. Minimum Age Requirement * The primary guest making the reservation must be at least 25 years old. * Exceptions may be made for active-duty military personnel with valid military identification. * The person making the reservation must be present during the stay and may be required to provide government-issued identification upon request. Registered Guests Only * Only registered guests are permitted on the property. * The person who made the reservation must be present during the stay. No Parties or Events * Parties, events, large gatherings, and unauthorized visitors are not permitted. * Excessive noise is not allowed at any time. Quiet Hours * Please respect our neighbors. * Quiet hours are from 10:00 PM to 8:00 AM. No Smoking * No smoking, vaping, or use of any recreational drugs inside the property. * A minimum cleaning fee of $500 may be charged for violations. Pets * Pets are only allowed with prior approval. * Guests are responsible for cleaning up after pets and any damage they may cause. Thermostat / A/C Use * Please keep the thermostat set at 72°F or higher. * To help protect the HVAC system, the thermostat should generally be kept within 10°F of the outdoor temperature. * Setting the temperature below 70°F can cause the evaporator coil to freeze and may damage the equipment, particularly during hot and humid weather. * The minimum temperature setting has been locked by our HVAC technician to protect the system. * Guests may be responsible for service calls or repairs resulting from misuse of the HVAC equipment. Parking * Park only in designated parking areas. * Do not park on the grass or block driveways, walkways, or neighboring properties. * Unauthorized parking may result in towing at the vehicle owner’s expense. Safety * Do not tamper with smoke detectors, security devices, or utility equipment. * Outdoor security cameras may be present for safety and property protection. Cleanliness * Please treat the home with care. * Wash dishes or place them in the dishwasher before departure. * Dispose of trash in designated bins. * Excessive cleaning requirements beyond normal use may result in additional cleaning charges. Maintenance Issues * Report any maintenance concerns, damage, or appliance issues as soon as possible so we can address them promptly. * Guests are responsible for any damage caused by negligence, misuse, or violation of these house rules. Prohibited Activities * No illegal activities of any kind are permitted on the property. * Violations of these house rules may result in immediate termination of the reservation without refund. Before You Leave * Lock all doors and windows. * Turn off lights and small appliances. * Return keys to the designated location. This property is best suited for guests who value a calm and respectful environment. Must be 25+ to book (active-duty military, first responders, and immediate family are welcome regardless of age). No smoking or vaping No illegal substances permitted. Routine Maintenance Notice: Landlord (or its agents) will perform routine preventative maintenance at the Property on a recurring basis approximately every eight (8) weeks. This may include, but is not limited to, replacement of HVAC filters, inspection of the dryer, and other minor maintenance tasks. These visits will generally occur between 8:00 AM and 10:00 AM and are expected to last only a few minutes. This is a standard recurring service to maintain air quality and system performance. Advance notice will be provided prior to each visit as required.
